Here in lies the challenge of the real estate agent, to see in the twinkle of their eye at the display of certain home features – a ceiling fan here, the placement of a separate den, even the potential for an outdoor deck – what exactly is inspiring enough to the buyer to ignite the flame of interest that will ultimately end up closing the sale, leaving the buyer happy with what they have. Because owning a home is a cornerstone of the American dream, it is their sole duty to deliver that to all pre-approved buyers that seek it.

Foreseeing the activity that will ensue within that home’s walls for any given buyer is a talent that can hardly be taught. It is a sixth sense that one learns to quiet their mind and listen to while sitting down with a client. Looking across at a swollen expectant mother and nervous father to be, holding his cards close to his chest should inspire a vision of a spacious, toy-crowded living room, connected to an open-air kitchen for ease of observation with a functional fence enclosing a shady lawn. It is altogether too likely that the agent be able to view this scene of chaotic hustle bustle draped in love and enclosed with security long before the first-time parents (and home buyers) can.

For the house-flipper, and agent’s vision must be keen on quick fixes masquerading as overt eye-sores. His knowledge should be sharp on the projected home values of the surrounding community in the coming years so as not to push a money pit on someone that will end up costing them instead of earning for them. Many home buyers are satisfied with living in their investment for years or even decades before wanting to liquidate their asset. However, even when a bad investment is realized due to unforeseen circumstances, be rest assured that the buyers will blame the realtor who sold it to them before looking inward at their own bad judgments. Thus, in the spirit of encouraging good advertising by word of mouth in the community of home buyers served, the agent is always required to represent the client’s best interests regardless of how those differ from his own, rather than prioritizing quantity of properties sold over the quality of the home to the buyer.
